If you own rentals, manage buildings, run a business or work as a contractor, junk isn't a one-time problem. A tenant leaves a couch. Someone drops a mattress by the dumpster. The back room fills with broken chairs and old fixtures. The job site needs clearing every week. Scheduled junk pickup on the South Shore means you stop calling around each time. You tell us what usually piles up and where, we agree on how often we come and how you'll know the price, and the junk leaves on a regular day.
Who uses scheduled pickups, and what we take
Landlords: unit turnovers and what the last tenant left behind. Furniture, mattresses, bags of clothes, the old grill on the porch, the basement storage nobody claims. One visit clears the unit so the painter or cleaner can start.
Property managers: the steady stream from several buildings. Mattresses and furniture dumped by the dumpster, common-area clutter, storage rooms, the occasional full apartment. One contact, one way of booking, and pickups planned around your properties instead of a new hauler every time.
Businesses: offices, shops and warehouses that collect old desks, chairs, filing cabinets, computers, shelving, fixtures and warehouse contents faster than anyone wants to deal with them. A set pickup day means it leaves on a schedule you plan around, not in the middle of a busy afternoon.
Contractors: debris that builds up week after week. Drywall, lumber offcuts, old cabinets, carpet and packaging, cleared from the site on a regular day so the job stays safe and the homeowner sees a clean house. See construction debris removal for what we take from a job site.
How it works is simple. Tell us how often you expect to need a pickup and what usually goes, and we'll set up a plan that fits. Every load is sorted the same way as any job of ours: what can be donated or recycled is kept out of the disposal pile, and the rest goes to a licensed facility.
What a scheduled pickup isn't: a replacement for your weekly trash and recycling service. It's for the bulky items, the leftovers and the overflow that service won't take. We don't rent dumpsters and we don't take hazardous waste.

What scheduled pickups cost
Pricing works the same way as any job we do, just agreed up front for the schedule. You know the price before each pickup, and nothing is hauled until you do.
What moves it: how much goes each visit (truck space), how heavy it is, how far we carry it (a third-floor unit or a basement storage room takes longer than a pile by the curb), how many stops are on the route, and items that cost more to dispose of in Massachusetts: mattresses, TVs and monitors, fridges and air conditioners with refrigerant, and tires. Those last ones are common in turnovers, so mention them.
What helps: one agreed spot at each property where junk waits for us, items bagged or stacked, and a heads-up when you know a unit is about to turn over. Regular volume is easier to plan than a surprise full apartment, and planning is what makes a schedule work.
Why landlords and businesses here need a hauler on a schedule
A lot of what renters leave behind can't legally go in the trash. Massachusetts has banned mattresses (box springs included) and textiles such as clothing, bedding, curtains and towels from disposal since November 1, 2022, on top of older bans on appliances, TVs and computer monitors with picture tubes, tires, metal and wood. Those are exactly the things a turnover produces. They have to go to recycling, which is what we do with them.
The bans reach the business that produced the waste, not just the hauler. MassDEP's guidance for businesses says waste generators are responsible for making sure they don't contract for the disposal of banned items. When a disposal facility finds banned material in a load, it issues a failed-load notice to the hauler and to the generator if known, and it can charge a handling fee. A hauler who sorts as they load keeps that off your desk.
City and town programs are built for households, not buildings. Bulky-item pickups in the cities and towns we cover are booked by appointment, limited to a few items at a time and meant for residents. That works for one couch. It doesn't work for a property manager with a dumped mattress at one building, a full unit at another and a lease starting Monday. Neither does it help a business, which usually can't use the residential program at all.
The rental stock here turns over constantly. Fall River and New Bedford are full of two- and three-family houses, and Brockton and Taunton have plenty of multi-family rentals too. On Cape Cod and along the South Shore, seasonal and short-term rentals turn over between seasons. A standing arrangement with one hauler means one call instead of a scramble every time a unit empties.
How it works
- 1
Tell us what piles up
Call or text us the addresses, what usually needs to go, and how often. Photos of a typical pile or a recent turnover help.
- 2
Free walkthrough or photo estimate
We look at the properties, the access and the volume, and agree on how often we come and how pricing works before the first pickup.
- 3
Set the schedule
Pick a regular day, or call-when-you-need-us. Tenants, staff or your super only need to know where the junk goes and when we're coming.
- 4
We load and sort
Our crew does all the lifting and carrying, from units, basements, back rooms or job sites, and sorts donations and recyclables as we load.
- 5
Clean up and haul
We sweep the area we cleared and haul the load to licensed facilities. Need an extra pickup between visits? Call or text us.
Scheduled & Recurring Pickups questions
Do you offer recurring junk removal for property managers?
Yes. We set up scheduled pickups for property managers and landlords: a regular day, or priority call-when-you-need-us, across one building or several. You tell us the addresses and what usually piles up, we agree on pricing before the first pickup, and then you have one hauler to call for turnovers, dumped furniture and storage rooms. Send a few photos of a typical pile to get started.
What do I do with furniture a tenant left behind in Massachusetts?
First, make sure you're allowed to remove it: check your lease and Massachusetts rules on a former tenant's property, and ask a lawyer if you're unsure. We haul; we don't give legal advice. Once it's yours to clear, send us photos of each room. Mattresses and clothing can't go in the trash in Massachusetts, so we take them to recycling, and we carry everything else out, sweep and leave the unit ready for the next tenant.
Can you pick up bulky items from an apartment building or complex?
Yes. Dumped mattresses, couches by the dumpster, common-area clutter and storage rooms are all normal pickups for us. Town bulky-item programs are usually by appointment, limited to a few items and meant for individual residents, which is why buildings use a hauler instead. Tell us where items are left and how often, and we'll set up a schedule that keeps the property clean.
Do you do regular debris pickups for contractors?
Yes. Contractors and remodelers use scheduled pickups to clear a job site every week or at the end of each phase: drywall, lumber offcuts, old cabinets, flooring, carpet and packaging. You don't need a dumpster sitting in the client's driveway, and the site stays clean for inspections and walkthroughs. We don't take hazardous waste or anything that might contain asbestos.
How much does a monthly junk pickup service cost?
It depends on how much goes each time, how heavy it is, how far we carry it and how many stops are on the route. Mattresses, TVs, fridges and tires cost more to dispose of in Massachusetts, so they add to the price. We don't publish a price list. We look at your properties or your photos, agree on pricing before the first pickup, and you know the price before each one.
Can you provide proof of insurance for our building or property manager?
Count On Me! is licensed and insured. Many property managers, condo associations and commercial landlords ask vendors for proof of insurance, so ask when you set up your schedule.
